- Our Prefabricated Home Construction Process 

 

1. WE START THE PROCESS WITH OUR PROJECT MANAGERS.

 

You first select which modular home best suits your needs.

StratCan Modular Homes Newfoundland will then work with you  to determine which work you want us to complete and which work you wish to take on.

 

Once the scope of the project has been determined, we develop a quote according to your plan and the choice of materials.

 

You are then asked to sign off on our quote, a sales contract and provide a deposit to move forward.

 

2. APPROVAL OF FINANCING, BANK LETTER AND/OR PLANNING OF DISBURSEMENTS

You will then need to contact your financial institution to obtain a letter confirming to us that financing is in place.

3. CHOICE OF MATERIALS

 

You and our Modular Homes Newfoundland design team will further finalize the home design to optimize the combinations of products and colors to be installed in the home, taking into account current trends and supply availability. 
 

4. MUNICIPAL APPROVAL

 

You will need to contact your town or municipality, and other authorities as appropriate, to determine their requirements to place the home on your land and obtain all necessary permits.

5. PLANS

Architects, engineers and architectural technicians will now proceed with the production of the final plan based on all the information collected and identified beforehand. Once the final plan is approved, StratCan Modular Homes Newfoundland will ask for your authorization signature to start the production process. 

6. FACTORY PRODUCTION OF YOUR STRUCTURE

Once the building permit, the production deposit, proof of financing and all the documents necessary for production are received, manufacturing is started at the factory.

During this time, excavation and foundation work can start.

 

The water, sewer and electricity services will need to be in place and ready to accommodate the home on your property on the scheduled delivery date.

 

7. DELIVERY AND INSTALLATION 

 

When the factory construction is complete and ready to be delivered to the site, a final factory quality check is carried out before loading.

A payment for manufacturing will need to be received 48 hours before the home leaves the factory. 

The delivery and installation of the home on your foundation is next.

Your site will need to be prepared and accessible for oversize tractor trailers and a crane to park next to your foundation. 

 

The site team will then perform the final connections and construction detailing on site.

 

8. FINISH YOUR PROJECT 

Payment for final installation costs is required upon completion.

FAQs

How is prefabricated housing different than site built homes?

Prefabricated homes are built off site in a controlled manufacturing environment. Each home is built in sections, or modules, and then transported to the site where they are installed on permanent foundations, and completed by installers. Approximately 80% - 90% of factory built construction takes place indoors where materials are protected from the elements and a consistent workforce assembles the home in over 25 different stations.

Do prefabricated modular homes use the same building materials as site built homes?

Yes. Both manufactured and modular homes use the same or similar building materials as site built homes. In a cut section view, you’ll see everything from roof trusses to structural floor decking and exterior walls. In the ceilings you’ll primarily see blown cellulose insulation, along with fiberglass batts in the wall cavities. ​
